While the broader US real estate market has shown signs of softening, House Buyers of America set out to find the places where sellers still have the most leverage in the DMV area. To do this, House Buyers analyzed the following data to find the most seller-friendly markets:
Year over Year Change in Days on Market (25%): This metric found where homes are selling faster or slower relative to last year. Places where homes are selling faster relative to last year have a more competitive pool of buyers, such as Rappahannock, Valvert, and Loudon.
Pending Ratio (25%): This metric assesses the number of homes that are under contract relative to those that are actively for sale. A higher ratio indicates that the vast majority of the homes that are hitting the market are generating an accepted offer.
Inventory Change Year over Year (20%): This measures the available housing inventory from year to year. Cities with the highest increase include Charles, Clarke, and Winchester.
Sale to List Ratio (15%): This is how pricing leverage is weighed, as it shows where homes are selling above or below their listed price. Places where the ratio is highest are the places where homes are selling furthest above their listed price.
Home Value Appreciation (15%): Finally, we assessed where home values have increased the most over a single year. While many of the indicators we measured are underlying factors that indicate a seller’s market, this is the most finite. These are the places experiencing the greatest short term gain in home values. The places where values are increasing the most in a one-year window are the places where we can expect sellers have been able to best exercise their leverage.
Each of these factors were measured and indexed from 0-100, with the best performing city in the category receiving a score of 100 and each subsequent city receiving a score relative to how closely their data in the category compared. Each of these factors were then combined into the comprehensive final, overall index, giving us our 2026 Seller Strongholds.
